NHC HOUSE PURCHASE PROCEDURES

The House Purchase procedure is designed to be a simple and straight forward process. The selling process will start immediately after the launch of the particular project and the following are the procedures to be followed:

Collection of the ‘House Purchase Application Form’ from NHC Head office or any Regional Office countrywide or downloading them from NHC website (Download Here).
Submission of the dully filled “House Purchase Application Form” together with the proof of payment of application fee of Tshs. 12,500 and down payment of 10% of the house purchase price, as commitment by the applicant desire and ability to purchase the house. The applicant is also required to submit copy of Identity card (NIDA) showing nationality of the applicant and one passport size photo.

Where buyer is a company or an institution, the company shall submit a certified copy of its Certificate of Incorporation and Memorandum and Articles of Association, updated and filed annual returns of the company, passport/National ID copies of the directors and shareholders of the company.

Scrutinizing the received ‘House Purchase Application Form” and shortlisting all those that meet all the set criteria for house purchase based on first come, first served criteria.
The Corporation will however continue to receive deposits of up to 20% of the total number houses under sale as a buffer (waiting list). The clients under waiting list will not sign Sales Agreement as they shall not have been allocated any units for sale. In the event that the client wants to withdraw from the waiting list, refund amount will not be deducted
After the applicant receives sales agreement for house purchase application, she/he will be given 90 calendar days from the date of the letter, to finalize payment of the remaining 90% of the house purchase price. The payment plan can be evidenced either by payment through the control number provided by NHC or by confirmation of mortgage offered to him by one of the participating financial partners. The banks that customers may access mortgage finance are as follows:







































Upon the expiry of these 90 days without submission of proof of payment, NHC will allocate the house to another prospect client from the waiting list. The 10% down payment paid by the client, will be given a choice of either being used to apply for another house in other NHC projects or to be refunded to the applicant, subject to deduction of 5%
After finalizing 100% payment of the House Purchase Price (Through cash or mortgage finance) the client will be handed over the property/unit and there after finalizing process of Tittle/unit tittle.
